An open house scheduled for 1 to 3 p.m. Saturday, Sept. 11, will offer aspiring homeowners an up-close look at the latest affordable homeownership opportunity being offered by the town.

The property located at 154 Lyndale Ave. is among the houses that will be featured during the open house.

The residence is a remodeled single family, ranch-style home. It is available for sale to an income-qualifying buyer through the cooperative efforts of the town’s Office of Community Development and nonprofit New Opportunities Community Housing Development Corp.

James Hartz, the Town of Tonawanda’s director of Communit Development, said the home was first developed in 1995 and served as a residence to a couple who have since relinquished the property to the town.

“The home is structurally sound but needed some updates. We were able to secure funding from [Housing and Urban Development] to rehabilitate the house,” said Hartz.

Hartz added that the area where the home is located is one of the most stable communities in the town.

“It has one of the lowest vacancy rates, under 1 percent,” he said.

The residence has three bedrooms and one bath. The kitchen has been renovated to feature new countertops, cabinets, sink, fixtures, flooring and lighting.

New flooring and lighting have also been installed in the modern bathroom, as have new carpeting and laminate and vinyl flooring throughout the house

Tom Oakley, New Opportunities real estate sales coordinator, said the house offers a variety of other appealing features, including a full-size basement with a new, high-efficiency furnace and hot water tank and new, security-enhancing glass block windows.

The home is fully insulated with vinyl siding and has had all new exterior doors installed, along with new Energy Star-rated thermalpane windows.

In addition, the house has a new driveway leading to a detached, one-car garage equipped with a new, remote control-operated door and new lighting. There is also a refurbished full front porch and a freshly landscaped front yard.

“This is a tremendous value as well as an exceptionally affordable homeownership opportunity,” said Oakley.

Oakley noted that $29,000 of purchase assistance will be provided by New Opportunities and the Town of Tonawanda, which is also offering as much as $7,500 to defray closing costs.

Prospective buyers are required to attend the open house to be eligible to purchase the property and must be able to secure a $75,000 conventional mortgage, meet household income requirements and not have owned a home during the past three years.

Hartz said there are also two newly developed homes in the Sheridan Parkside area of town that are also available for purchase through the New Opportunities program.
